  • What should I expect after submitting a service request?

    After submitting your service request, a Rental Exams representative will quickly contact you to gather tenant information and send you the inspection agreement for signature. We'll then coordinate the inspection directly with your tenant, ensuring you receive a detailed report with photos via email within 24 hours of the inspection, with all reports securely accessible in your online client portal.

  • What exactly does the property inspection include?

    Each inspection will result in an extensive, exam-style report complete with anywhere between 10-50 photos, depending on the size of the property. These items are made available to the client no later than 48 hours after the completion of the inspection.

  • Will you check my appliances?

    Our inspection is strictly visual: we look, but don’t touch. This means we won’t test appliances or venture into less accessible areas like crawl spaces or attics. If you’re looking for a thorough examination of these elements, we recommend consulting with a Certified Master Inspector, or similar, for more comprehensive services.

  • When and how do I get my inspection report?

    A Rental Exams representative will provide you with client portal access after submitting your service request. You can expect to receive a detailed report through this online portal within 48 hours after the inspection. This report will feature between 10 to 50 photos, providing a thorough overview of your property’s condition, from the living spaces to the external areas.

  • What are the payment terms for the inspection?

    Payment for the inspection is due after the inspection is completed. Your report and photos will be made available to you after we receive payment in full. We accept major credit and debit cards, including Visa, MasterCard, American Express, and Discover.

  • What if the tenant doesn’t cooperate or acts hostile?

    If we can’t schedule the inspection within 14 days due to tenant non-response, or if any interactions become difficult or threatening, we reserve the right to cancel the inspection. Of course, in these cases, no fee will be charged.

  • Where can I access my inspection reports?

    All your reports are safely stored and easily accessible via our client portal. You can download them as PDF files anytime for your records.

  • How should I let my tenant know you will be reaching out to schedule an inspection?

    A Rental Exams representative will help you with a draft email or text message to send to your tenant to request authorization. You will need to ensure that you receive confirmation from the tenant that it is okay for you to share their contact information with us. We will take care of the rest.
